Rules and Regulations
Hardin House has been the "home away from home" for female students since 1937. Hardin House is located three blocks west of The University of Texas campus, in six houses referred to as the Apartments, Grant, Green, Main, Red, and Red Annex. Dormitory occupancy is offered in one, two, or three roommate floor plans. Browse our website to see specific floor plans for each of our houses. Amenities throughout the houses include two pools, garden and patio areas, limited on-site parking, TV lounges, laundry, exercise, computer and study rooms, and high-speed Internet connections in each room. Personal attention to each resident includes home-cooked meals with special buffets, housekeeping service, porter service, controlled access with front desk manned 24 hours per day, as well as on-site housemothers and staff who offer continuous TLC (tender loving care).
These rules for residents are subject to change by Hardin House at any time.
Please Read Carefully
Hardin House has provided lodging, meals, and services to university women students since 1937. Hardin House leases certain real property located at 2206 Rio Grande Street, Austin, Texas 78705 ("The House"). Lodging at Hardin House is available on a limited basis (as availability permits) for those applicants who have delivered to Hardin House a completed application ("Application"), and whose contract offer has been accepted, signed and delivered by Hardin House to the resident ("Resident"). All Residents lodging at The House must comply with these rules and regulations ("Rules"). The Rules are expressly made a part of the Contract for Living Accommodations ("Contract").
Each Application must be accompanied by a $100.00 application fee ("Application Fee") paid to Hardin House. This $100 application fee includes a $50 non-refundable portion as well as a $50 portion that is refundable up until the time a Contract is signed. Once the Contract is fully signed by Resident, guarantors, and by Hardin House, the Contract terms and the Rules list the obligations of the parties. Resident and guarantors each acknowledge that Hardin House relies upon the accuracy and completeness of the Application. Submission of an Application and payment of the Application Fee itself does not constitute a Contract, nor does it signify a confirmed reservation for lodging or services at The House. Only a fully signed and executed Contract and receipt of a confirmation fee constitutes a binding Contract and reservation.

Bicycles
Residents are encouraged to use the racks provided and proper locking mechanisms for bicycles and motorbikes. The House is not responsible for lost, damaged or stolen bicycles.

Check-in/Out
Any Resident planning to be away overnight or for out-of-town trips, can sign out and sign back in upon return so that The House can know your whereabouts for meals. Doors to The House will be locked by 11:30 p.m. nightly, with admittance for Residents provided by personnel on duty. No males are admitted to the lobbies after 11:30 p.m.

Decorating
Residents must check with Hardin House for approval before affixing anything to the walls, ceiling or doors. Anything affixed to the wall, ceiling or doors becomes a part of the property and may not be removed upon departure, such as mirrors, shelving, ceiling fans, etc. Any hanging or affixing of anything on the walls may be done only with pins, thumbtacks or small picture hangers. All potted plants must have a dish to contain any overflow of water. Hanging plants are not permitted. No candles are allowed for any reason at any time. Any damages caused by a Resident or Residents will be billed in all or in part to those responsible Resident or Residents and their guarantors.

Decorum
Any Resident within or around The House shall engage in no commercial endeavor. Prohibited commercial activities include use of The House or the Internet for commerce, commercial purposes, brokerage, consulting, purchasing, sales, or babysitting. All Residents and their guests shall conduct themselves in an orderly and proper manner at all times within or around The House. No Resident shall infringe on the rights of other Residents or use their property without permission.

Dining Area
No glasses, dishes, silverware, or food may be taken from the dining room or kitchen area. Residents bringing guests for meals must pay for the meal in advance. A token may be purchased at the front desk for $8.00. Guests are not entitled to the discount for full session meals that Residents receive. Non-dining visitors are not allowed in the dining room during meal service. Backpacks must be stored in bins provided.

Dress
Remember that male staff and guests have access to the dining area and ground floor public areas, so dress accordingly. Shoes are required at all times in the dining room.

Equipment and Appliances
Each Resident must furnish her own lamps and may bring the following electrical appliances: hair dryer, clock, iron, radio, television, computer, printer, and stereo. Other items require special permission. Safety requires that electrical outlets not be overloaded. No outside wires, antennas, aerials, or devices (whether telephone, television, radio, or other) may be installed anywhere within or around The House. Furthermore, except as may be required by law, and only then if located entirely within the room of the Resident and not visible to or from any common areas, no satellite or microwave dishes, aerials, or devices (whether telephone, television, radio, or other) may be installed anywhere within or around The House. The following electrical appliances not permitted include but are not limited to: heaters, sunlamps, power strips, hot plates, microwaves, or coffee makers.

General Facilities
The reasonable use of all facilities is available to all Residents. Food or beverages are not allowed in the study rooms. All hallways, stairs or thoroughfares and areas used by all Residents are to be kept free of obstructions, personalty, furniture, decorations, or debris at all times. Tampering with fire alarms, smoke and fire detectors, emergency fire doors, and fire extinguishers is a violation of ordinance and a Contract default. Use or operation of fire doors, alarms, exits, or fire extinguishers absent of emergency or fire is a Contract default and will be dealt with accordingly. All Residents are held responsible for any damage they cause to the common areas. Damages to these areas may be charged against one or more Residents on a pro-rata basis.

Guests
No male guests are permitted beyond common areas or as designated by The House. Overnight guests are limited to three days and nights and must be signed in and paid for in advance at the rate of $10.00 per night. Meal tokens may be purchased for $8.00. Check-out time is 5:00 p.m. Extended or frequent stays are not allowed. Any guest with luggage or belongings in rooms will be charged for at guest rates. Each Resident is responsible for her guest's conduct. Two guests are permitted per Resident and the Resident must be present upon guest's arrival and during the guest's stay. Day guests must sign in and may purchase a guest meal ticket for the non-resident price of $8.00 at the front desk. Guests are not permitted during final examination time periods.

Illness / Accident
Illness, accident or any other emergency must be reported to the Main House office at once. Each Resident acknowledges that attendance of university classes and lodging at The House involves communal activities and living accommodations which can increase the risks of exposure to certain communicable diseases. Each Resident acknowledges that certain immunizations are required and/or recommended by The University of Texas at Austin. Laundry
A door-to-door wash and fold linen service is provided for each resident. Door-to-door dry cleaning is available at Resident's expense. Laundry facilities are available for resident use. No dyes, tints or liquid bleach are to be used in the machines. All clothing should be removed from the machines promptly. Operating instructions are posted in the laundry rooms and malfunction of any machine should be reported immediately to the office.

Linens and Bath
Each Resident shall furnish her own linens, including towels, bath mat with rubber backing, required mattress protector (regular twin size), pillow cases, sheets, comforters, etc. The Resident is responsible for the laundering, changing of linens and care of all personal items. A shower curtain liner will be provided for each shower; Resident needs to provide a shower caddy for personal items.

Luggage
Any luggage, bags, cases, trunks, etc. may be stored within or around The House at the Resident's own risk. The House assumes and shall have no responsibility for luggage placed in storage or for any other property which may be lost, damaged, mislaid or missing. All items stored within or around The House must be labeled with the Resident's name and room number. Any belongings left at the end of the school year will be deemed abandoned. The packing, crating, unpacking, receiving, shipping and handling of all baggage and luggage, including trunks, suitcases, boxes, footlockers, clothes, etc., is the responsibility of the Resident.

Meals
Three meals are served daily Monday through Thursday. On Friday, breakfast and lunch are served. On Saturday, brunch is served. On Sunday, brunch and dinner are served, for a total of seventeen meals a week, except on holidays observed by The House. Serving hours are posted on the dining room bulletin board. Only Residents who are ill may be served in their rooms by requesting a sick tray from the Main House office. Sack lunches as well as saved meals for lunch and dinner can be requested by filling out a form to be given to the kitchen staff.

Medication
The Resident will bring no prescription medication into The House unless prescribed for the Resident by a licensed Medical Doctor for use by the Resident, and previously disclosed to The House. Each Resident is responsible for informing The House in writing of any medical conditions or medications used throughout the year.

Music and Sound
No musical instruments or devices may be played or used in any manner that will disturb another Resident, particularly after 10:00 p.m. and before 8:00 a.m. No Resident or guest shall make any disturbing noises, engage in loud or boisterous conduct, or do anything that will interfere with the rights, comfort or convenience of other Residents.

Parking
All parking at Hardin House is reserved. Vehicle registration cards will be mailed with Contracts. All vehicles must be registered; those with assigned spaces will receive a special decal for identification. Vehicles should be fully insured, as The House assumes no responsibility for damage or loss, whether by collision, theft, vandalism, falling tree limbs, bird droppings, or sap. Parking is not sufficient to meet demand, and therefore limited.

Pets
Pets of any kind are not permitted. Any pets discovered will be subject to confiscation and forfeiture. Residents will be charged for any damages incurred as a result of having pets in their room.

Prohibited Items and Acts
a) Possession, use or distribution within or around The House of alcohol, tobacco, firearms, ammunition, flammable liquids, fireworks, or weapons
b) Possession, use, sale, transportation or distribution, in or around The House, of illegal drugs, controlled substances, or explosives, whether past or present
c) Any act(s) of fraud, or moral turpitude, past, present, or future
d) Legal proceedings or arrests for any of the above Prohibited Items or Acts, or for any criminal offense or behavior, whether past, present or future
e) Failure to immediately disclose any of the above items or acts to The House in writing, whether past, present or future
f) Use of the Internet or phone lines for transmission or reception of any commercial activity, harmful or dangerous materials, offensive materials, or illegal or prohibited materials or activities
g) Unauthorized removal of other's possessions

Repairs
Residents are to report any out-of-order equipment, damage or stains as soon as possible so the repairs may be made promptly. Any Resident who damages property, personalty, furniture or furnishings of The House will be charged accordingly.

Room Assignments and Roommates
Each Resident is subject to relocation by The House to other rooms, and/or with other roommates, at the sole discretion and decision of The House. The Resident hereby consents to allow The House to remove and relocate the personalty of the Resident to other buildings of The House, and/or other rooms within The House and/or with other roommates, without prior written notice to, or consent from, the Resident. If The House deems such relocation to be in the best interest of The House, the Resident, or the roommate(s), in such relocation the Resident will, upon request by The House, surrender her room key to The House. Failure to return room key upon request will result in keying charges of $50. If relocation results in a different floor plan, building within The House, or bath or privacy arrangement, an adjustment upward or downward in the Contract price may result. In the event of any roommate conflict, The House reserves the right to declare any Resident or Residents in default, and to then evict, terminate, relocate, or seek any other legal remedy available to The House in order to immediately resolve such conflict in The House's sole discretion.

Rooms - Housekeeping Service
Housekeepers lightly dust and clean common areas daily, Monday through Friday (except holidays). Floors and bathrooms within Resident rooms are lightly dusted and cleaned at least two times per week (except holidays). Late sleepers will be responsible for their own cleaning. Each Resident must take care to secure her personal belongings. Kitchen areas must be maintained by the Residents using them. Housekeepers are not required to clean up rooms after sorority Big Sisters decorate. Cleaning supplies are available for Residents' use upon request.

Rooms - Locked Doors
We recommend that each time a room is exited that it be locked and the room key kept in safe possession of the Resident.

Signs
Residents may not place signs, photographs, or displays that are visible to any common areas or from the exteriors of the buildings. No advertising, including but not limited to commercial or political advertising or soliciting, is permitted at any time anywhere in or about The House.

Smoking
All indoor areas are designated non-smoking. Smoking is permitted only in first floor outdoor areas.

Study Areas
Study areas are for quiet use by Residents. Permission must be given when tutors or group studies need scheduling to come to The House.

Telephones
Each Resident must have a telephone number registered with the offices of The House. It is the Resident's responsibility to notify The House if she wishes her number to be unlisted. The Hardin House number should not be given as a personal number for school directories.

Valuables
Jewelry, heirlooms, antiques, etc. should not be brought to The House.

Video Camera Equipment
There are several video cameras located at a parking area and some entrances to The House. This equipment frequently is NOT being monitored. These devices are NOT designed for personal security and are simply intended as a means of communication and deterrent. The House is not liable for gates or doors left open, third parties entering, or entrances not being monitored. Video equipment can and does malfunction, fail to operate properly, or often remains unattended, and is not a protection or security device.

Waiver - Exercise Room
Each Resident waives any and all claims for or by the Resident, the Resident's heirs, guests or invitees of the Resident against SV Hardin OpCo, L.P. (dba Hardin House), San Miguel Management, L.P. and its employees, and SV Hardin RealCo, L.P. for any injury or illness that has or may directly or indirectly result from any services provided by The House including use of the exercise rooms, or equipment. Resident agrees to read and follow the instructions for the use of the equipment posted within the exercise rooms, and further the Resident agrees not to engage in any exercise program or use of fitness equipment without first previously consulting with Resident's doctor in order to ensure a safe exercise program and proper use of equipment. Any malfunction or complaints regarding the exercise equipment need to be brought to the attention of The House.

Waiver - Swimming Pool
The swimming pools are reserved for Residents and their registered guests. Such use is at one's own risk. No lifeguard or other safety personnel are or will be on-duty at either of the two swimming pools at The House at any time. There are rules for pool use posted at each pool. Prior to the use of the pool, the Resident agrees to read and comply with the following rules:
a) Pool hours are from 9 a.m. to 10 p.m. daily.
b) There is no lifeguard supervision; therefore, Residents swim at their own risk.
c) No children under 16 years of age are allowed in pool or pool area without adult supervision.
d) No diving is allowed. The pools are shallow and not suitable for diving.
e) No glass containers are allowed in or near the pool areas.
f) No use of pool by guests without authorization from The House.
Violation of rules may result in Resident loss of pool use or cancellation of Contract. Any Resident who is incapable of swimming, or who has impaired judgment or use of their physical abilities due to medication, drugs, alcohol, or other medical, mental, or physical conditions, shall at no time enter the pool or pool areas. At no time shall the Resident engage in dangerous behavior in or around the pools, or dive into the pools. Resident understands and acknowledges that the depths of both pools are very shallow and are not suitable for diving.

Waiver Acknowledgements
Resident acknowledges that they have read, understood, and agree with the above rules, restrictions, and requirements. Resident further agrees to read and adhere to the restrictions and rules posted for the fitness equipment and the pool use. Resident releases, waives, and holds harmless, The House, San Miguel Management, L.P. and its employees, and other Residents from any claims arising out of use of fitness equipment or pools. Resident understands and acknowledges that neither The House, nor the management company and its employees, offer lifeguards or supervision in connection with pool use or exercise equipment.

NO PERSON MAY VARY OR WAIVE RULES.
No person or persons, including those who represent The House, has the authority to verbally modify, change, add, subtract, alter, or contradict any provision of the Contract or to modify the Contract. Any changes to Rules and Regulations shall be posted in writing by The House upon the bulletin boards within The House or otherwise mailed or delivered to the Resident.
Hardin House reserves the right to deny permission for any unwanted activity.
